Real Estate Tips for 2023 and a Look Back at the Housing Market in 2022

Anne Barrington, owner of Barrington Group Real Estate, sits down with three of her top real estate agents for a light-hearted conversation discussing real estate tips for 2023 and why it will be an entirely new housing market for both buyers as well as sellers.
Anne describes Stacy as a “people person with a focus on the attention to detail” and lovingly includes “to know her is to love her.”
Stacy is a luxury real estate agent that works with a variety of buyers in all price ranges and feels strongly that 2023 is and will continue to be night and day different from 2022. There are many reasons for this shift.

What we saw in the 2022 Real Estate Market

  • Less inventory than we currently have making every home a “hot commodity.”
  • We saw many bidding wars.
  • Stacy saw a stat that 80% of buyers in the last couple of years feel they settled leaving many with buyers remorse.

Tips on what we are seeing in the 2023 Real Estate Market

  • Sellers making concessions, offering money in the form of lowering their mortgage payments for the first year or two.
  • There is a lot more inventory in the market.
  • Buyers are not spending every last dollar to cover appraisal gaps.
  • There are more discerning buyers, with more inventory to make the important decision of buying a home.
Anne describes Jill as the agent who exemplifies the Barrington Group Real Estate’s Red Bow Experience. A gentle soul who goes out of her way to meet her client’s goals.
Jill is a Senior Real Estate Specialist (SRES) as well as a Certified Placement & Referral Specialist (CPRS) working with the aging population.
Jill serves as the Project Manager on the overall process of assisting older adults in transitioning from a home they’ve lived in for 45+ years to a smaller senior living community home. The process of downsizing starts with a Needs Assessment. Jill works with the home owner, as well as the family, guiding them in the overall downsizing process, determining the level of care that will be needed, activities, meal planning, and more to access if independent or perhaps an assisted living community should be considered. All of this occurs while working with financial advisors, estate sale companies to determine what to donate, sell or keep, moving companies, HVAC, house cleaners, lifestyle management consultants and much more.

Meet Whitney Wagner - Third Generation Realtor

Whitney is the newest agent on the Barrington Group Real Estate team but certainly is not new to real estate. Whitney is a third generation realtor so it’s safe to say real estate is in her blood.
Anne shares that Whitney has a smile that lights up a room, is truly genuine, and has a passion to help people.
Her calming demeanor and natural way of collaborating with her teammates has helped her navigate the ebb and flow in today’s housing market.

Real Estate Tips for 2023

Whitney feels strongly that pricing your home properly is the most important thing you can do when selling. Pricing it too high allows it to stay on the market longer than necessary which means a price reduction in order to get the home sold. Pricing your home too low allows people to get the impressions that there’s something wrong.
She believes that buyers and sellers should not look back at 2022 for real estate tips as it’s a different market today. Stay in the current market and know the right agent (we know what makes a good realtor) can help you maximize your profits on your listing.
